Why Prices Vary So Much
1. Care dependency level
A mobile, alert resident who needs only daily supervision costs about half what a bedridden resident with wound care, tube feeding, and suctioning costs. Operators price on nursing hours used.
2. Location
Land and labour in the Klang Valley, Penang, and JB are pricier than in smaller cities. PJ or Mont Kiara homes command a premium over similar homes in Rawang or Seremban.
3. Room type
Dorms (6–8 beds) are cheapest. 4-bed wards, twin rooms, and private suites each step up. A 4-bed ward is often the sweet spot — private enough, without the single-room premium.
4. Staff ratio and qualifications
More trained nurses per resident and 24-hour nursing cover mean higher fixed costs. This is a legitimate reason for a higher fee.
5. Brand and environment
Purpose-built buildings with gardens, therapy pools, or activity wings cost more to run and charge accordingly. Worth it depends on how much your relative will actually use those facilities.
